These Terms of Service ("Terms") govern your use of the services provided by Broome Service Solutions, LLC ("BSS," "we," "our," or "us"), including our website at www.broomeserviceco.com. By booking, scheduling, or receiving services from BSS, you agree to be bound by these Terms.
Please read these Terms carefully. If you do not agree, do not use our services or website.
1. Services
Broome Service Solutions, LLC provides professional cleaning and facility services including but not limited to:
- Residential turnover and deep cleaning
- Commercial cleaning and facility maintenance
- Post-construction cleanup
- Estate and foreclosure cleaning
- Airbnb and short-term rental turnover services
- Handyman services (non-licensed)
- Emergency and after-hours response services
BSS reserves the right to decline, modify, or discontinue any service at its discretion. All services are subject to availability and scope confirmation prior to scheduling.
2. Quotes and Estimates
All quotes and estimates provided by BSS are based on information available at the time of assessment. Final pricing may vary if the actual scope of work differs from what was originally described or assessed.
- Quotes are valid for 30 days from the date of issue unless otherwise stated.
- BSS reserves the right to adjust pricing if additional work is required beyond the agreed scope.
- Any changes to scope must be agreed upon in writing before additional work begins.
- Quotes may be issued per unit, per project, or per portfolio depending on client needs.
3. Scheduling and Appointments
Appointments are confirmed upon receipt of a signed agreement and/or deposit where applicable. By scheduling a service, you agree to:
- Provide accurate property information and access at the scheduled time.
- Ensure the property is accessible and safe for our team to perform work.
- Notify BSS of any hazardous conditions, special requirements, or access restrictions prior to the appointment.
- Be available or designate a point of contact for the duration of the service when required.
4. Cancellation Policy

Emergency cancellations due to documented circumstances will be reviewed on a case-by-case basis. BSS reserves the right to waive fees at its discretion.
BSS Cancellations
In the unlikely event that BSS must cancel a scheduled appointment, we will notify you as soon as possible and prioritize rescheduling at your earliest convenience. BSS is not liable for cancellations caused by circumstances beyond our control including severe weather, emergencies, or safety concerns.
5. Payment Terms
Standard Payment Terms
- New Clients: Net 15 unless otherwise agreed in writing.
- Established Clients: Net 30 unless otherwise agreed in writing.
- Commercial / Property Management Clients: Net 30 or Net 45 as agreed.
- Jobs Over $1,000: A 50% deposit is required prior to scheduling.
- Emergency / After-Hours Services: Payment due within 15 days of invoice date.

- Check: Payable to Broome Service Solutions, LLC
- ACH Bank Transfer: Contact us for banking details
- Credit / Debit Card: Subject to a 3% processing fee
Late Payments
In the event that collection action is required, the client agrees to be responsible for all reasonable collection costs, including attorney fees.
6. Refund Policy
BSS is committed to delivering high-quality services. If you are not satisfied with the results of a completed service, please notify us within 24 hours of service completion.
Service Re-Do
BSS will return to address any missed areas or deficiencies at no additional charge if notified within 24 hours. This is our preferred resolution and reflects our commitment to quality.
Partial Refunds
Partial refunds may be considered in cases where:
- A specific agreed-upon task was not completed.
- BSS is unable to return to correct the issue within a reasonable timeframe.
- The client and BSS mutually agree a partial refund is appropriate.
No Refunds
Refunds will not be issued in the following circumstances:
- The client is dissatisfied due to pre-existing conditions, damage, or staining that cannot be remedied by cleaning alone.
- The client fails to notify BSS within 24 hours of service completion.
- The work was completed as agreed and documented.
- Deposits on cancelled jobs where cancellation fees apply per Section 4.
All refund requests must be submitted in writing to cleaner@broomeserviceco.com and will be reviewed within 5 business days.
7. Client Responsibilities
To ensure the best results and safe working conditions, clients agree to:
- Provide safe, unobstructed access to the service area.
- Disclose any known hazards including mold, pests, biohazards, or structural concerns prior to service.
- Secure or remove fragile, valuable, or irreplaceable items prior to service.
- Ensure pets are secured and not in the service area during cleaning.
- Provide working utilities (electricity, water) as needed for the service.
BSS is not responsible for damage to items that were not disclosed, improperly secured, or pre-existing at the time of service.
8. Limitation of Liability
BSS carries general liability insurance. In the event of damage caused by BSS negligence, our liability is limited to the cost of repair or replacement of the damaged item up to the value of the service performed, unless otherwise required by law.
BSS is not liable for:
- Pre-existing damage or conditions present before service began.
- Damage resulting from normal wear and tear.
- Loss of income, business interruption, or consequential damages of any kind.
- Damage to items not disclosed or improperly secured by the client.
All damage claims must be submitted in writing within 24 hours of service completion.

By using our website, you agree not to:
- Use the site for any unlawful purpose.
- Attempt to gain unauthorized access to any part of the site or its systems.
- Reproduce, distribute, or commercially exploit any content from the site without written permission from BSS.
BSS reserves the right to modify or discontinue the website at any time without notice.
11. Intellectual Property
All content on the BSS website including text, graphics, logos, and service descriptions is the property of Broome Service Solutions, LLC and is protected by applicable intellectual property laws. Unauthorized use is strictly prohibited.
12. Governing Law
These Terms are governed by and construed in accordance with the laws of the State of Georgia. Any disputes arising from these Terms or your use of our services shall be resolved in the courts of Henry County, Georgia.
13. Changes to These Terms
BSS reserves the right to update these Terms at any time. Changes will be posted on this page with a revised effective date. Continued use of our services after changes are posted constitutes your acceptance of the updated Terms.
